Coordinating Complex Building Services for a Senior Living Environment

At 52–56 Pank Parade, CORE worked alongside Mode Design for LAHC (Land and Housing Corporation) to deliver a senior’s living development, providing full building services design from concept through to the construction phase.

Senior living projects demand a higher level of consideration – not just in performance, but in how services integrate within often constrained and highly planned environments.

At Pank Parade, this was amplified by spatial limitations and the complexity of coordinating multiple services within a tightly resolved architectural layout.

Our role was to bring structure and clarity to that complexity – progressing the design through to tender and construction phase while ensuring all building services were coordinated, compliant and practical to deliver.

Key aspects of our involvement included:

  • Delivering fully coordinated MEPF design aligned with architectural and planning constraints
  • Navigating spatial challenges to ensure efficient and buildable service integration
  • Managing LVL3 ASP requirements, including authority applications and approvals
  • Coordinating closely with stakeholders and authorities to maintain program and momentum

Our focus was on maintaining momentum throughout, working closely with the design team and authorities to progress decisions efficiently and keep the project moving.

By taking ownership of the more intricate aspects of services coordination and approvals, we provided a steady and structured approach that supported both the design team and client through key stages of the project.

The result is a well-resolved building services design that responds to the needs of a senior living environment, while remaining practical, coordinated and ready for delivery.

Great Engineering Isn't Always Seen. It's Felt.

Milton Park Country House Hotel & Spa is a historic Southern Highlands estate originally established in 1910 as a grand country residence, later evolving into one of the region’s most recognised luxury hospitality destinations.

CORE was engaged by Salter Brothers to deliver building services engineering for the refurbishment of guest rooms and public areas as part of a broader repositioning of the estate into a premium boutique hospitality experience.

The works formed part of a multi-million-dollar transformation of the property, carefully revitalising the historic estate while elevating guest experience and modernising the building’s operational performance.

The project required engineering solutions that could support contemporary hospitality standards while respecting the architectural character of the heritage building.

The moment you step into Bowral’s Milton Park Country House Hotel & Spa, you’re met with a sense of calm, refinement and quiet luxury -a space that truly transports you.

This project required modern services interventions to be integrated within an existing heritage building while maintaining the atmosphere and elegance expected of a luxury country retreat.

Key Challenges:

  • Integrating modern building services within a heritage structure
  • Supporting a premium guest experience through environmental comfort and reliability
  • Coordinating services upgrades within constrained existing building fabric
  • Delivering systems that support long-term operational performance for the asset owner

Engineering the Experience

While any project can meet a technical brief, not every engineering approach creates a space that genuinely feels exceptional. In hospitality environments, engineering plays a quiet yet powerful role. Beyond systems and compliance, it influences the comfort, air quality, lighting, acoustics and overall reliability and performance of the building – ultimately
shaping the guest experience.

At Milton Park, our focus extended beyond simply upgrading services. We worked closely with the project team to ensure engineering decisions supported the sense of calm, refinement and quiet luxury that defines the property.

Our Engineering Approach Prioritised:

  • Creating comfortable and consistent internal environments for guests
  • Enhancing air quality, lighting quality and acoustic comfort
  • Integrating modern services discreetly within the heritage structure
  • Supporting operational reliability for the hotel team

For hospitality asset owners and developers, these decisions also support broader outcomes – helping reduce operational risk, avoid unplanned lifecycle costs and ensure building systems perform reliably for years to come.

By aligning engineering with both the architectural vision and the long-term operational needs of the asset, we were able to deliver a space where the engineering works quietly in the background while the guest experience remains front and centre.

Seeing this beautiful heritage property come to life – and now performing as intended – is incredibly rewarding for the entire team.

CORE has developed a strong and ongoing partnership with Sydney Catholic & Anglican Schools, delivering end-to-end engineering consultancy services across a number of primary and secondary education projects throughout Greater Sydney and regional New South Wales.

Our multi-disciplinary capabilities have supported the successful planning, design and delivery of projects at:

  • Holy Spirit Catholic College, Lakemba
  • St. Patrick’s Catholic Primary School, Mortlake
  • St Michael’s Catholic Primary School, Meadowbank
  • Shellharbour Anglican College
  • St Aloysius College, Cronulla

These projects reflect our ability to respond to the complex and evolving needs of educational environments, delivering tailored solutions that prioritise safety, efficiency, and long-term value for students, educators, and administrators alike.

Our scope of services across these campuses has included electrical, mechanical, hydraulic, fire, civil, structural, and facade engineering. Each site presented unique challenges – from site constraints in dense urban settings to integration with existing infrastructure and staged construction around live school environments.

Through close collaboration with architects, project managers, and Sydney Catholic Schools’ planning teams, CORE ensured that all building services were designed to meet modern educational standards while supporting sustainability objectives, operational efficiency, and ease of long-term maintenance.

Engineering Educational Spaces for Performance and Longevity…

CORE was engaged to provide multi-disciplinary engineering consultancy services for a highly sensitive and culturally significant project at the Nan Tien Temple – Australia’s largest Buddhist temple, located in Berkeley, near Wollongong.

Our scope included electrical, mechanical, civil, fire, façade, and structural engineering services, all delivered in support of the integration of a new lift system within the temple’s existing structure.

This upgrade was intended to enhance accessibility for worshippers and visitors, while ensuring minimal disruption to the function and integrity of the temple.

Timeline: 6 weeks – design

Mindful Integration Within a Living Place of Worship

Given the spiritual and cultural importance of Nan Tien Temple, our design approach was deeply respectful and mindful of the environment we were working within.

Faith-based buildings demand not only technical expertise but also a nuanced understanding of how engineering interventions affect the daily operation, acoustics, atmosphere, and visual harmony of the space.

The addition of the lift required significant coordination across all disciplines – structural adaptations to accommodate the lift shaft, re-routing of mechanical and electrical systems, and careful integration of fire safety requirements – all while preserving the aesthetic and spiritual ambience of the temple.

The project was completed under a fast-tracked design timeline, with CORE delivering a comprehensive and coordinated design package in a matter of weeks. This quick turnaround was achieved through close collaboration between our in-house teams, allowing us to anticipate service clashes early and propose efficient, buildable solutions.

By taking a people-first engineering approach, we ensured that our designs supported not only the functional upgrade of the facility but also the comfort, dignity, and spiritual experience of its users – reinforcing our commitment to engineering with empathy and precision in spaces that serve communities.

Collaborative Design for Spiritually Significant Spaces

Working on a place of worship requires a thoughtful, collaborative approach that balances technical excellence with a deep respect for cultural and functional needs.

The Hindu temple presented unique challenges, particularly in ensuring that all services complemented the architectural vision and the sacred function of the space. For instance, the large, open-plan worship areas required innovative
ventilation solutions that preserved the spatial openness while achieving comfort and efficiency.

Our team designed a series of vertical risers extending to the roof level – an intensive process that involved iterative design coordination and detailed spatial planning. Over a two-month spatial and conceptual design phase, followed by
six months of detailed design, we worked closely with the project architect, a sustainability engineer, and the town planner to ensure full integration of all building systems.

This coordination was crucial in a development where aesthetics, spiritual significance, and community use had to be sensitively considered alongside compliance and technical performance. CORE’s capacity to deliver a full suite of services under one roof streamlined communication and enhanced the outcome for the client – ensuring that the final design is not only technically robust but also reflects the temple’s cultural importance and community role.
